YPI provide full lease support, project, design and construction management for Venrock’s headquarters at 7 Bryant Park. The project featured intensive design and estimation to keep on budget. The program features private offices, meeting rooms, cubicle workstations, shower and pantry.

A 23,000 RSF multi-level office space with customized millwork, open workstations, conference rooms, gym and showers. A collaboration between European and local designers, builders, artists and artisans. YPI provided lease support, design and construction project management. The program included private offices, internal stair, artwork, open workstations, meeting/conference rooms and pantry.

Yvonne completed a Phase 1 site selection, cost, schedule and due diligence analysis for approx. 40,000 RSF for a multi-floor with stair stays in place scenario for Foursquare at 568 Broadway versus a new partial build or white box relocation. Yvonne advised on: the review of lease letter of intent/negotiation of Landlord construction; programming; test fits and program/lease requirements such as a large town hall space; electrical/HVAC requirements; after-hours function requirements. Foursquare is in the middle of a full design/build project with Two Trees at 50 West 23rd Street.

27,000 RSF for 3 floors at 220 5th Avenue for Riskified, Inc. in conjunction with Stellar Management. YPI provided full lease support, design and construction management for the turnkey construction. The project was a collaboration with an Israeli based design team and a local construction team. The program features a hoteling benching desks, customized millwork and metal glass fronts/lockers, phone booths, Zoom enabled meeting rooms and sonos sound system. The 2nd Floor has a full size kitchen and town hall event space.

23,000 RSF for the interior design, furniture, low voltage and monitoring of the Landlord’s construction for Kobalt Music with Sage Realty/WkoDB. Yvonne has successfully moved the Client in as of November 2017.
